By 2014, Tudor House Medical Practice in Wokingham had outgrown its historic 16th-century premises. While rich in character, the building had become too small and outdated to meet the needs of a growing patient population.
Primary Care Surveyors was appointed to advise on the acquisition and redevelopment of Ash Court, a 1990s office block identified as a suitable site for conversion. Our role included securing NHS approval for the project, negotiating rental levels with the NHS, and ensuring the financial viability of the scheme.

Project Overview
As development surveyor, we worked closely with the professional team, including architects Barbara Weiss Associates, to ensure the building was delivered to the highest specifications. The result was an award-winning medical centre that opened in 2014, providing state-of-the-art facilities for a wide range of services.
Today, Wokingham Medical Centre accommodates general medical services, a pharmacy, private healthcare, and complementary health providers. It currently serves 23,300 patients, with capacity to expand to 32,000 by 2025, securing its role as a vital healthcare hub for the local community.
