Ashley Centre Surgery
- Epsom, Surrey, United Kingdom
Ashley Centre Surgery opened on 30 July 2021, delivering modern and accessible facilities for more than 11,000 patients across Epsom, Ewell, and Ashtead. The purpose-built medical centre was the culmination of an 18-year journey, with Primary Care Surveyors providing critical support through the final stages of delivery.
Appointed in 2016, our role began with negotiating the terms of a 20-year lease, ensuring long-term security and clarity for the practice. We then acted as monitoring surveyor throughout the development, representing the surgery in detailed negotiations on the design and layout of its 830 square metres of space. From room sizes and technical specifications to fixtures, fittings, and sockets, every element was carefully considered to meet operational needs and patient expectations.

Project Overview
Ashley Centre Surgery in Epsom was developed to provide modern, accessible healthcare facilities for a growing patient population. Serving over 11,000 patients across Epsom, Ewell, and Ashtead, this GP Surgery in Epsom project marked the culmination of an 18-year journey to deliver a purpose-built medical centre. Primary Care Surveyors (PCS) were appointed in 2016 to support the final stages, ensuring the development met both clinical and operational requirements, supported by experienced primary care surveyors. The challenge was not just completing the build, but ensuring the space was fully optimised for long-term use, functionality, and patient experience.
Key Challenges
After nearly two decades of planning, this GP Surgery in Epsom project reached a critical stage where key decisions would directly impact long-term performance. The practice needed to secure a lease structure that provided stability while ensuring the building design met precise operational requirements, requiring input from specialist healthcare surveyors. Without detailed oversight, there was a risk the finished facility would fall short of expectations.
Long development timeline
An 18-year journey required careful coordination to bring the project to completion successfully.
Lease negotiation complexity
Securing a 20-year lease that balanced flexibility, cost, and long-term security was essential.
Detailed design and specification requirements
Every aspect of the building, from room sizes to technical infrastructure, needed to support efficient clinical operations, with guidance from experienced primary care surveyors.
Ensuring functional and patient-focused design
The space had to deliver both operational efficiency for staff and a positive experience for patients.
Sustainability and compliance considerations
The development needed to meet modern environmental standards while remaining practical and cost-effective, supported by expert healthcare surveyors.
The Solution
Primary Care Surveyors (PCS) provided hands-on support throughout the final stages of this GP Surgery in Epsom project, ensuring the practice’s interests were protected at every step. The focus was on securing the right lease terms, refining the building design, and overseeing delivery to meet exact requirements. This level of detail ensured the finished facility aligned with both immediate needs and long-term goals.

The Results
The GP Surgery in Epsom project successfully delivered a modern, purpose-built medical centre designed to support both patients and practitioners. The new facility provides over 830 square metres of clinical and administrative space, enabling efficient service delivery and improved patient flow. Step-free access, a dedicated drop-off zone, and on-site parking create a more accessible and welcoming environment for patients. The building also achieved BREEAM “Very Good” certification, placing it among the top-performing new non-domestic buildings in the UK for sustainability and environmental performance.
Outcome
Ashley Centre Surgery now operates from a high-quality, future-ready facility that supports both current demand and long-term growth. The practice benefits from a space designed around its specific needs, while patients experience improved accessibility, comfort, and overall care delivery.
